The Perspektiva Industry Park in Voronezh Region is a new professional-quality project on the Russian market for high-class industrial real estate. The international consulting company Knight Frank is acting as consultant to the project, and Unicredit Bank is the financial partner.
The industry park is being created at a 145-hectare site in Novousmansky District of Voronezh Region, 500 km south of Moscow. All land at the park is in the industrial-use category and the project has the official support of the Voronezh regional administration.
The first phase of the park is fully provided with all necessary utilities, including a power supply of up to 11 megawatts, a high- and medium-pressure gas pipeline, a network of roadways at the site and fibre-optic telecom connections.
At present Perspektiva’s largest resident is the nationwide stationary trading company, Samson Opt, which began work on a distribution centre with 60,000 sq m total floor space in January 2012. The centre is being built on an 11.5-hectare plot at total cost of more than $75 million. It is due for completion in 2014.
Construction work is also now underway on an office and hotel complex as well as a power generating facility to serve the site. The high state of readiness of the park, quality of the project and professionalism of its management company have attracted a number of national companies (KDM, Interstroy Plus, and Euroline Stroy), which have begun construction of their own production and warehouse facilities at the site.
In addition to developed infrastructure, investors will benefit from a fast-track procedure for land acquisition (completion on the day of application). Availability of land plots of varying size, from 0.5 to 120 hectares, makes the project attractive for both large companies and SMEs.
At the end of 2011 Perspektiva obtained official certification and became a full member of the Association of Industrial Parks.
