Danone-Unimilk rents warehouse at Raven Russia’s Klimovsk Logopark

Raven Russia has signed a preliminary rental agreement with Danone-Unimilk for class-A warehouse premises in Moscow Region.

A distribution centre for Danone-Unimilk Group of companies will open at the end of 2011 at the class-A Klimovsk Logopark, which is part of the Raven Russia warehouse chain. The Klimovsk Logopark will be the first class-A warehouse leased by the Group since it was created by union of Danone’s Russian business with that of Unimilk at the end of 2010. Danone figures in the Fortune-500 list of the world’s largest companies and is the biggest producer of dairy products in the world. Danone-Unimilk is the market leader in Russia and the CIS.

Raven Russia and Danone-Unimilk signed a preliminary rental agreement in October this year. The international real estate company Knight Frank acted as consultant to the transaction.

The building, which will house the new distribution centre, is being erected as part of the second phase of the Klimovsk Logopark in Podolsk District of Moscow Region. The centre will consist of class-A warehouse and office facilities and will have total area of 11,500 sq m. Operations using the new centre are scheduled to start at the end of 2011.

Raven Russia is adapting the building to meet specific requirements of the tenant. More than 70% of the warehouse space will be equipped with refrigerating chambers for storage of food products produced by Danone-Unimilk in Moscow Region.

Raven Russia will invest circa $4million to adapt the building for the needs of Danone-Unimilk.

About 40% of all rental contracts, which have been closed in Moscow Region since the start of the year, have been to the south of the Russian capital. Klimovsk Logopark offers quality warehouse premises for long-term rent and is one of a small number of class-А projects in that part of Moscow Region, which will come onto the market in 2012.”

A number of factors determined our choice of Klimovsk Logopark. They include capability to adapt standard warehouse facilities with installation of refrigeration equipment for food product storage, convenient location of the facility, rapid progress of construction work and high quality of the warehouse premises, which are being offered for rent.”

Klimovsk Logopark occupies an 18-hectare site in Podolsk District of Moscow Region. The Logopark is located between the M2 Highway and Varshavskoye Highway, which are the principal road arteries leading south from Moscow. Distance to MKAD (the Moscow ring road) is 21 km and distance to the outer orbital road is 3.5 km. Infrastructure of the second phase of the complex includes parking for cars and goods vehicles as well as areas for vehicle manoeuvring. The site is under the management of Raven Russia Property Advisors Ltd.

The first phase of Klimovsk Logopark with total space of 54,000 sq m was brought into operation in 2009 and is now fully let to a number of companies (Gradient, Gates, FCS, Alliance Healthcare and others). The second phase with 55,000 sq m of space will cost more than $40 million to build.

The facility is designed for use by companies in the manufacturing, logistics, automotive, beverage and pharmaceutical sectors. Availability of land at the facility means that companies, which want to develop their business further, will be able to expand their operations at Klimovsk in the future.
