Knight Frank to be appointed an exclusive leasing consultant for Bykovo industrial and warehouse complex

04 August 2011
Knight Frank has been appointed an exclusive agent responsible for leasing out 80 000 sq. m of Infrastroy Bykovo industrial and warehouse complex in Moscow region. The area of the complex will increase by the year end to 210 000 sq. m with the further increase expected in the following years to 380 000 sq. m.

Bykovo complex is located on the land plot with an area of 70 ha located 19 km away from Moscow Ring Road in the immediate vicinity of Ryazanskoe, Egoryevskoe highways as well Central Ring Road. The project was launched in 2001 in place of a former Bykovsky Aircraft Repair Plant.

At the moment the project developer, Infrastroy Bykovo, has built 108 460 sq. m of class A warehouse space as well as 40 000 sq. m of industrial space which are now being used. By the year end a new building with an area of 34 000 sq. m will be commissioned while in 2012 the company is going to build 90 000 sq. m of class A warehouse space. Total amount of investment in development of this project would total to $200 m.

The complex has got all necessary infrastructures complying with class A such as railway branch line with an open storage area, boilers, two independent electrical substations that allow tenants to implement the most power intensive projects, a professional property management company. Besides warehouses the industrial space can be leased by small and medium enterprises.

Viacheslav Kholopov, Director of Industrial, Warehouse and Land Department: «Bykovo is a very promising project given the lack of class A industrial and warehouse complexes within 20 km from Moscow Ring Road. Beyond commissioning new space in 2012 the company has got further plans in 2013 to put into operation about 100 000 sq. m depending on demand».

Dmitry Pumyrzin, General Director, Infrastroy Bykovo: «We have been following the market for a few years now and can see some positive dynamics here with the demand surpassing the supply which led to a rise of occupancy level at class A warehouses. Our company offers tenants the completed warehouse and industrial space as well as these to be yet constructed which fully satisfy class A requirements. We are very certain that due to our partnership with Knight Frank we will be able to achieve the best results possible.
