Knight Frank has been appointed an exclusive agent responsible for leasing out 80 000 sq. m of Infrastroy Bykovo industrial and warehouse complex in Moscow region. The area of the complex will increase by the year end to 210 000 sq. m with the further increase expected in the following years to 380 000 sq. m.
Bykovo complex is located on the land plot with an area of 70 ha located 19 km away from Moscow Ring Road in the immediate vicinity of Ryazanskoe, Egoryevskoe highways as well Central Ring Road. The project was launched in 2001 in place of a former Bykovsky Aircraft Repair Plant.
At the moment the project developer, Infrastroy Bykovo, has built 108 460 sq. m of class A warehouse space as well as 40 000 sq. m of industrial space which are now being used. By the year end a new building with an area of 34 000 sq. m will be commissioned while in 2012 the company is going to build 90 000 sq. m of class A warehouse space. Total amount of investment in development of this project would total to $200 m.
The complex has got all necessary infrastructures complying with class A such as railway branch line with an open storage area, boilers, two independent electrical substations that allow tenants to implement the most power intensive projects, a professional property management company. Besides warehouses the industrial space can be leased by small and medium enterprises.
