Knight Frank closed a major deal at Belaya Dacha Logistics Park

Imperia Pharma rented approximately 20 721 sqm of warehouse space at Belaya Dacha - a class A logistics park in Moscow Region with Knight Frank, an international consultancy, acting as an exclusive advisor.

Imperia Pharma, already a leader in the North Western Region of Russia, has now expanded its presence in Moscow with its lease transaction at Belaya Dacha Logistics Park in Kotelniki located along Novoryazanskoe highway just 3 km away from the Moscow Ring Road. Hines, an American developer, participated in the project also acting as a property manager. Belaya Dacha Group of Companies is the owner of the plot of land as well as being a joint owner of the project.

Imperia Pharma has rented 20 721 sqm in the 6th warehouse building within the complex which has a total area of 32 385 sqm. In general Belaya Dacha consists of 6 buildings, the most recent having been commissioned in September 2011.

As per Viacheslav Kholopov, Director of Warehouse, Industrial Real Estate and Land Department at Knight Frank, the standard size of the lease deals most recently has been around 9 500 to 10 000 sqm which makes Imperia Pharma transaction truly outstanding – one of the biggest this year to date.

It is worth mentioning that Belaya Dacha is one of the most successful projects on the market «It is its proximity to Moscow which makes it so successful which works even with Novoryazanskoe Highway being so packed. A good indication of the project’s success was its resilience to credit crunch when the lack of available space was observed», - added Viacheslav.

Belaya Dacha Logistics Park stands on a 30 ha plot of land in Kotelniki town within Moscow Region. The area of warehouse space totals to 146 979 sqm. Amongst anchor tenants are Auchan, Decathlon, Mont Blanc warehouse terminal group and M-video which is a leader on the electronics and white goods retail market in Russia».
